Who we are recruiting for:

This is a wonderful opportunity to live in and work in a beautiful residential building in the Kerrisdale area of Vancouver.    

Our client, a Vancouver based real estate development and property management company, requires a Building Manager to join the on-site property management team, reporting to the Property Manager. This position could be live-in or live-out.

Daily responsibilities:

The Building Manager will be responsible for the day-to-day operations of a large multi-family building:

·       Complete and submit to Head Office all paperwork related to service requests, requisitions, expense reports, incident reports, etc.

·       Provide day-to-day monitoring and minor preventative maintenance for the property and building equipment

·       Provide day-to-day monitoring and maintenance pertaining to the pool facility

·       Respond to resident service and maintenance requests in a timely manner

·       Facilitate and monitor service providers and trades on-site

·       Identify and communicate opportunities for efficiencies and improvements in the management of the property

·       Establish and maintain control over keys and security devices (fobs), including issuing devices with appropriate programming and delete any lost or stolen devices, replace keys or retrieve keys for terminated leases

·       Responsible for the management of all security matters, including the physical condition of the property, access control and monitoring, resident (and visitor) behaviours, etc.

·       Respond to leasing enquiries proactively via phone calls or emails and coordinate suite and property tours in a timely manner

·       Screen potential residents, including reference checks, to ensure a positive resident community

·       Rent collection and bank deposits as required (most residents pay rent via EFT)

·       Coordinate and complete move-in and move-out condition inspection reports

·       Work closely with Head Office to ensure all lease documentation is complete, including parking, storage and bicycle agreements etc.

·       Provide a strong, visible presence at the property

·       Maintain excellent communication with the Property Manager as it relates to the management and operation of the property

·       Perform other duties as required to properly manage the property

·       Use of personal vehicle where required to get supplies, make bank deposits, etc.

·       Other duties as assigned by the Property Manager and Company management from time to time

Experience/skills required:

·       Previous experience in residential building management or comparable experience in a similar industry

·       Excellent tenant/customer relations

·       Solid proficiency with computer software, including MS Office

·       Excellent organization and communication skills

·       Well-presented appearance and ambitious attitude

·       Driver’s License

Compensation offered:

·       Base salary – up to circa $65,000

·       Rent subsidy (only if live-in)

·       Health & dental benefits

·       3 weeks’ vacation plus 5 sick days

·       RRSP contribution up to 7%

·       Discretionary annual bonus
