Who we are recruiting for: 

Our client, a Downtown Vancouver based family-owned real estate investment & property management group, that own and manage commercial & residential assets in the Lower Mainland, requires a Building Operator to be responsible for a small portfolio of residential and commercial properties.

Daily responsibilities:

Reporting to the Asset Manager, and based at the company HQ in Downtown Vancouver, you will be responsible for providing maintenance and operations services for an assigned portfolio of properties. In this role, you will ensure that assigned properties are maintained safely and to the highest level of operational efficiency. The Building Operator ensures excellent and responsive service to tenant requests, and provides a clean, well-maintained and secure building.

·       Responds to tenant requests

·       Oversee all aspects of building operations at assigned sites

·       Supervises the buildings to ensure the security and safety of all Tenants

·       Oversees the Building Emergency Response Plan and conducts monthly tests of emergency generators and fire alarm systems

·       Manages all building maintenance requirements to the highest standards; this includes cleanliness of all common areas, supervising contractors and record keeping of work performed, as well as conducting repairs and maintenance as necessary

·       Coordinates, provides access, and monitors trades during tenant improvement and capital projects

·       Ensure proper and efficient operation of all electrical, mechanical and fire/life safety systems

·       Regularly conducts building inspections and makes recommendations for preventative maintenance

·       Notifies Management Team concerning need for major repairs

·       Obtain estimates and quotations for proposed work in the building as required

·       Maintains an inventory of all supplies received and used

·       Contracts professionals for repairs as needed

·       Supervises grounds staff

·       Assists with emergency response and evacuations

·       Maintains Tenant records

·       Maintain operator logs, checklists, and inspections

·       Assigns and keeps records of keys and FOB’s

·       Performs any other duties and responsibilities as assigned.

·       Travel to commercial properties located within Metro Vancouver on a bi-monthly basis to ensure properties are following proper protocols and procedures.

·       Developing and organizing building operations, procedures and guidelines where needed.

Qualifications:

·       Relevant past experience required

·       Strong communication skills in English. This includes both written and verbal communication

·       Strong computer skills including experience with Microsoft Office suite products (word, excel) and Yardi Voyager is an asset

·       Ability to undertake in-house repairs and maintenance is an asset

·       Excellent customer service skills

·       Building maintenance experience

·       Strong knowledge of Building HVAC, Plumbing, Electrical, BAS/CCTV/ACAM networked systems

·       Experience working safely with cleaning and other chemicals used in building operations

·       Strong organizational and planning skills

·       Attention to detail and accuracy, even as priorities change and urgencies intervene

·       Understanding of Building Codes and Safety Regulations

·       Ability to be flexible and self-motivated and to take initiative

·       Ability to work independently and in a team environment where mutual support is essential

·       Ability to respect confidentiality of information

·       Be physically able to carry out all necessary duties

·       Must be a Resident of Canada or possess the appropriate documentation to legally work in Canada. All documentation must be current.

Compensation offered:

·       Base salary - $80,000 – 85,000

·       Discretionary bonus

·       RRSP contribution

·       Extended health & dental benefits

·       3 weeks’ vacation, plus the week between Christmas and New Year.
