Who we are recruiting for:
Our client, a family-owned real estate investment and property management group based in Downtown Vancouver, which owns and manages residential and commercial assets in the Lower Mainland, is seeking a Property/Asset Manager. The successful candidate will be responsible for overseeing daily operations and developing strategic plans for the company's portfolio.
Daily responsibilities:
Reporting to the Director of Finance, you will work from both the Downtown Vancouver office and remotely. You will oversee all aspects of the commercial and residential rental portfolio, collaborate with external trades and service providers to uphold high property standards, and directly supervise all on-site building managers and operators.
· Property management duties including rent collection, responding to tenant enquiries, tenant account reconciliations, lease administration, tenant coordination, invoice approvals, rent roll maintenance and marketing of a portfolio of properties.
· Assist in evaluating the financial performance of individual properties and the overall portfolio, identifying areas for improvement, and developing strategies to enhance returns.
· Supervise and manage a team of onsite staff including residential managers, building operators, janitorial staff and others including input on performance reviews and salary recommendations.
· Ensure all personnel respond to tenant requests, complaints, and or emergencies in a timely and courteous manner.
· Maintain up to date knowledge of the Residential Tenancy Act, privacy legislation and other laws and guidelines.
· Participating in Residential Tenancy Branch dispute resolution, including application, evidence preparation and hearings.
· Oversee the progress of building upgrades, major projects and tenant improvements within the portfolio.
· Perform regular property inspections in accordance with established policies and procedures. Identifying opportunities for property renovations, upgrades, and improvements to enhance property value and appeal.
· Coordinate and supervise all building service requests and capital improvement projects.
· Design and implement preventative maintenance programs for the property.
· Design, implement, or approve a life-safety and emergency preparedness program for the property.
· Implement marketing strategies and other initiatives that will generate qualified traffic for available rental units.
· Provide an excellent level of customer service to our tenants; develop strong working relationships with contractors and vendors.
· Tender, select and manage all service contracts.
· Administer the leasing and lease renewal process.
· Assist with negotiating lease terms, ensuring favorable conditions for the client and managing tenant relations.
· Maintain lease agreements and summaries.
· Maintenance of schedules (rent roll, security deposits, tenant insurance and maintenance compliance, etc.)
· Work with the accounting department, reviewing monthly, quarterly and annual financial results while providing variance commentary where appropriate.
· Prepare reports for the board of directors.
· Assist with creating and monitoring budgets, managing cash flow, and optimizing operating expenses to improve profitability.
· Develop and maintain property management policies and procedures and related records
· Assist with special projects and other duties assigned by management.
Experience/skills required:
· Ideally 5 years+ experience in property management.
· Working knowledge of building maintenance processes and procedures.
· Experience supervising site staff.
· Strong understanding of the Residential Tenancy Act.
· Yardi experience.
· Good knowledge and understanding of residential rental markets in the Greater Vancouver area.
· Understanding of financial reporting, and experience reviewing and using financial information.
Compensation offered:
· Base salary – up to circa $120,000.
